Renting, managing, and maintaining space is our specialty. It may not be yours. 

1. Full-Service Management |  Hand us the keys to your District rental

  • Compliance | We help you follow the law - fair housing - basic business licenses - city regulations + DC Department of Housing guidance.
  • Leasing and marketing | Your rental soars online and in person. Professional still photos,  brand recognition, strong digital footprint and presence in the DC community.
  • Maintenance, repairs, and turnover | In-house licensed, bonded, + insured technicians for repairs, maintenance, turnovers, updates + preventive maintenance. We are your elbow grease.
  • 24/7 emergency service |  Your night owl on-call. From floods to bugs, we know what needs immediate attention, and what can wait.
  • Vendor management and resident relations | We manage resident requests from noise complaints to lost keys and the beeping smoke detectors - and everything in between. Our resident relationship team keeps residents happy. As vendors are needed, your Home Relationship Manager will coordinate with you, the vendor, and the resident when more than basic maintenance is needed.
  • Finance and tax support  | We manage rents + deposits while we follow the letter of the local law. We prep your monthly statement and annual 1099.


Pricing | 8% for condos and 10% for houses (monthly fee) + leasing and marketing, and maintenance costs.  


This is a nuanced practice, and things change over time. We've been at it for 17 years. Back when "tenants" printed out and dropped off applications with photo copies of their driver's licenses and paystubs with coffee stains. Things are easier now. Harder, too. We can tackle the hard parts like fair housing, compliance, marketing, and the middle-of-the-night maintenance.  We're with you all the way.

2. Leasing & Marketing Services | We showcase your rental, whether it's a studio apartment, row home, or colonial. We love a good mid-century modern, too. This region is rich in wonderful spaces to call home, our portfolio is wonderful, too.

  • Pricing and marketing | We know how your rental fits in market so it stands out. Digital, street marketing, 40+ marketing channels including Zillow, and Apartments.com.
  • Showings and application relations  | Manage showings + open houses.
  • Compliance | We help you follow the law - fair housing - basic business licenses - city regulations + DC Department of Housing and Department of Buildings inspection guidance.
  • Move in + settle in | We make moving day a celebration—scheduling move-ins, rolling out the welcome mat, and ensuring your residents settle in with ease.


Pricing |  One month's rent  - sometimes a bit more depending on your needs.  We're always on the same page before we start.  Our goal is to get your space rented with little vacancy and happy residents. 


3. Maintenance-Only Service | We have 24/7 office hours - so you don't have to.


  • Maintenance and repairs  | Nest has provided by on-staff in-house technicians.  We can offer turnover services, responsive repairs (like a cabinet repair, leaky faucet).
  • Preventative  Nest DC WellNest program offered for complete walkthrough, plumbing checks, condition report, dryer vent cleaning, filter change, vacuum refrigerator.  Gutter cleaning and heating and cooling services.
  • 24/7 emergency response  | Rest easy with around-the-clock emergency support, ensuring prompt attention to urgent maintenance issues.
  • A real human | Nobody needs AI when you need a repair done.  You need a person.  We are people coordinating people to make repairs to your property.

Today we care for homes and residents in Ward in the District of Columbia.  That's right. We ONLY manage property in DC.


Our leadership has over 45 years of combined experience overseeing scattered site single family homes, row homes, co-living and multi-family spaces as well as co-living in the city.
