  • Can I use my own lease?

    We have a carefully crafted, legally compliant lease protecting you and the residents.  If you have concerns about our lease, we're happy to discuss those with you.

  • Do I have to pay extra for the photos?

    Professional photos and Matterport 3d images are included in our marketing package.  It's a point of pride that we're known for our gorgeous listings and collateral. We bring that expertise to your investment 

  • Can I get a discount if I do the showings?

    It's not worth it, lol.  Coordinating with prospects alone could easily become the bane of your existence.

  • Can I help choose my tenants?

    This is a potential Fair Housing violation and liability for you and us. Our job is to minimize your risk, not increase it. 

  • When should I start working on this?

    Plan on three months.  From the time you begin the process, until you greet your new resident at the move-in walkthrough - there are necessary steps that take time. This includes city inspections, paperwork, and for District landlords, obtaining a Basic Business License

  • Are there any other fees?

    Yes, there are other fees that you may have to may that are clearly laid out in our property management agreement schedule A. We are happy to share this with you a proposal.
