Thank you for working with Nest DC to maintain your rental. This page offers guidance on the service and what to expect as a "maintenance only" client.
Nesting Tips
What is included in the $75 monthly fee?
Your monthly fee gives you access to our team, technicians and vendors. You are given a portal login to put maintenance tickets in for your residents. We work with you to action that work-order.
Note: The fee does NOT include work performed or coordination time. You will be billed for the administrative, coordination time and the repairs/maintenance performed at the property.
$75 is a nominal fee charged to make sure you are set up in our system and we are able to service your property as needs arise. As a self-manager, you may find in some cases, it makes more sense to handle a repair/turnover or emergency without our services
Nest helps maintain, but doesn't manage the rental
Nest DC does not include resident communications, leasing, marketing, compliance, bill pay and regulatory work.
Nest DC is available for repairs, updates, emergencies and for scheduled preventive maintenance
What if there is an emergency?
If there is an after-hours emergency your residents can call our after hours emergency line.
Our 24/7 emergency response ensures that any urgent maintenance issues are addressed promptly. We are also gatekeepers. We will triage every request to balance cost to owners, resident needs and offer interim solutions if possible to reduce cost. We advocate for your property. We partner with you to find the best course of action.
How do tenants/residents put in tickets?
The property owner is still responsible for recieving maintenance requests from residents.
If you want to move forward with your tenant's request, you will put in a maintenance ticket in your online Appfolio Owner Portal.
When we recieve the ticket, we will reach out to review the request and confirm our approach to solving the issue for you and your residents
Can "maintenance only" work as well as full service?
Full service management is full of activities including leasing, marketing, resident relations, compliance, emergency calls, maintenance coordination and more.
A maintenance-only service is just that.
Only maintenance is supported.
Instead of having "a guy" that you call when somethign goes wrong, or the "I hope nothing goes wrong" tactic - you get access to our team and network - at our billable rates.
Your "guy" may not be available, but we have a 24/7 emergency line and deep bench of "guys" who can solve problems for your property and residents when needed.
Will you keep keys to the rental?
Nest DC will NOT maintain keys for your rental.
Residents or owners will need to arrange for access for any repair, update, preventive maintenance ticket and even in an emergency.
It's a liability for us, and you, to maintain keys for a property that we do not fully manage.
Is coordination with tenants/residents included in the $75
As you know, coordination is often harder than the repair itself:)
The monthly fee does NOT include resident coordination. We will charge an hourly fee for resident coordination - and we can be efficient!
Our time will be focused on getting the ticket solved quickly and efficiently. Think of us as the vendor, not the manager. Resident relations are the managers responsibility - though of course, while we interract with yoru residents we will be clear, consistent and kind.

Actually, the internet comes in much handier, but we have the memories of old school learning.
Well maintained homes are the best kind of homes. Overtime, things around the home will wear out, wear down and sometimes just give up. Days of 30 year old avocado green refrigerators are gone. We're not fans of planned obsolescence, but we understand how to get a refrigerator replaced quickly, and if not, we've got a spare in storage we can drop to tide food over.
Drama free living is the dream, but are here to help resolve issues quickly and efficiently. It's not always that easy (hello supply chain and weather) but our in-house maintenance teams and vendors have been around the block. Actually - every block by now!
