Tenant Screening

Our tenant screening process is tried, tested, and centered on protecting our clients and their investments. It qualifies tenants based on a number of metrics, including income level, credit score, rental history, and employment background.

Our tenant screening process is also in line with fair housing laws. We treat each prospective tenant fairly regardless of race, color, nationality, sex, familial status, or other protected classes.

Property Marketing

No one will know about your Brentwood rental property unless you advertise it. That’s where property marketing comes in!

To fill your vacant rental property, you need a comprehensive marketing plan. First, it’s important to ensure the property is rent-ready. Then take high-quality photos of the rental's interior and exterior. Last but certainly not least, write a compelling rental ad and begin the listing process.

While these steps may seem straightforward, it takes experience to know what kind of photos or phrasing will attract renters to your listing. Luckily, Nest DC can help. Our experienced team is well-versed in rental marketing and can often find tenants in as little as two weeks.

Lease Agreements

Once you’ve found a tenant for your Brentwood rental property, it’s crucial that you safeguard its value so you can grow your wealth for the long term. This is where a lease or rental agreement comes in! A comprehensive lease will protect you, your property and your renters.

A rental agreement is a contract that runs for a specific period of time. It details the rights and obligations of each party to the lease.

Nest DC has prepared hundreds of lease agreements over the course of its operation. In addition, we understand and keep up-to-date on developments in Washington landlord-tenant laws (Revised Code of Washington Chapter 59.18).

Move-In Inspections

Nest DC conducts move-in inspections immediately after signing a new lease. This process entails documenting the property’s condition and assessing any issues that need to be repaired before the tenant moves in. We take clear photos and videos that correspond with our notes to ensure our inspection reports are fully accurate.

We then use our report as a reference point when the tenant moves out. Doing this helps us identify whether the tenant caused any damage to the unit.

We hold tenants liable for any damage that exceeds normal wear and tear. Examples include torn or burned carpets, missing or cracked tiles, and large holes in the wall.

Regular Property Inspections

Move-in inspections aren’t the only type of inspections Nest DC carries out. We will also regularly visit the property whenever the need arises in accordance with the lease agreement.

We usually carry out rental inspections for the following reasons.

  • To look out for maintenance issues.
  • To check for possible lease violations.
  • To respond to a repair request from a tenant.
  • To ensure the property is up to code.

Nest DC knows the importance of respecting a tenant’s right to quiet enjoyment. As such, we always give our tenants at least two days' notice before entering the property. The only exception to this is in the event of an emergency or when serving important notices.
