We believe that great properties attract great tenants and by design, happy modern dwellers are better neighbors. Good neighbors lead to great neighborhoods and strong neighborhoods are better for our city!  That's what Nest is all about.

This is a nuanced field and doing it well requires intuition, patience, good people skills and a sense of humor. It’s also good to know how to fix a toilet in a pinch. We have that skill too. And more. 

We have invested in very sophisticated systems and a highly energentic and talented staff to ensure that we deliver outstanding results for every owner.  Every time.  From the moment we meet a client, we strive to over deliver.  Our attention to detail is our signature and we work hard to ensure both clients and tenants have a one-of-a-kind experience when working with the Nest DC team. We are not perfect but we do everything we can to deliver perfection.

  • Evening, Saturday and daytime showings 
  • Tenant vetting and selection including credit, criminal, landlord & reference checks

  • Round the clock emergency call service for tenants
  • Periodic walkthroughs
  • Lease preparation and execution  - ensure compliance with all DC tenant laws
  • Move in + move out video walkthroughs
  • Direct deposit and online rent payment capacity
  • Regular and preventive maintenance
  • Coordination with building associations and management companies
  • On-line portals for tenants and owners
  • Year end tax summary and 1099's
  • Interior/exterior upgrade and design service offered for reasonable fees– protect and maximize your investment

For individual rental units and houses, our rates for leasing and marketing are 90% of one full month's rent if you retain Nest for monthly management. Monthly management fees are 8% per month for condo and co-op units and 10% per month for houses and rowhomes.  If you have multiple units, we offer a discount. Fees for property management, in most cases, are tax deductable. We also think they help you sleep better at night!  Please note, we do not offer management services in Virginia and we are no longer taking on new property in Maryland. We also don't manage furnished rentals but would be happy to refer you to another company if that's what you need!
