How to Apply

 
 
So you're interested in applying to one of our beautiful properties… what’s next for your nest? 
 

First, download the application here!

Second, complete the application in full and pay close attention to the highlighted sections.

Third, please return the application (electronic or hard copy) along with:

1. Copy of a valid driver's license

2. Two of your most recent paystubs or an offer letter

3. Recent bank statements showing your bank balance (you can black out account numbers)

4. Any other documentation for your application (i.e. letters of explanation for any adverse information) 

Finally, write a check for $45 to process your application. Please make it payable to: Nest DC LLC.

Q: If I am applying with roommates, do we all need to submit an application with fee?

A: Yes, every person over 18 years of age, planning to live in the house, needs to submit a completed and signed application with materials and an application fee of $45 (this fee is per person). If you are a couple applying, you can submit one application, and $90 application processing fee.

Q. I have been living overseas and do not have a credit report. What should I do?

A: We ask that you submit a copy of the previous years tax return in the event you do not have a credit report to provide.

Q: On the listing, it says pets are available on a case-by-case basis. How will I know if my pet will be okay?

A: A great way to show us – and the owners of the property – that your pet will be a positive addition to the home is to submit a pet resume. Include a few pictures so we can get to know your fur friends and provide information for any classes, certification, training that your pets have received along with the name and number of a pet reference. These are often trainers or pet-sitters you have used in the past. Still not sure what we mean? Check out our example pet resume here featuring our Nest pups!

Q: How long will it take for my application to be processed?

A: We aim to have your application processed as quickly as possible. It typically takes a 24 - 48 hours to fully process your application before sending your documents to the owner for final approval. To help speed things along, please reach out to your references and landlord ahead of time so they know we’ll be trying to get in contact with them!

Q: I’m moving a few months from now and don’t see any properties for my time frame on your website. Do you have anything coming up that isn’t on the website?

A: We always appreciate folks who know early on that they’re interested in renting a Nest property! We post absolutely all our listings to the website as soon as we can. Even if we don’t have pictures or a description, we’ll add a “coming soon” blurb so folks know what is coming up. We always encourage you to check back often as we get new listings all the time.

Q: I didn’t get accepted for the Nest property I applied for but I love all your listings and I’m hopeful you’ll have another one soon that works for me. Can I keep my application on file with you or will I have to resubmit one when the time comes?

A: We can absolutely keep your application on hand. Depending on the timing, we may request more current info.

Q: If I don’t hear back from the Nest team for a few days, should I assume I didn’t get the property?

A: Regardless of whether or not you’re accepted, we will always touch base with you about the status of your application. We know that rentals move quickly and it’s just as important to you as it is to us to be kept abreast of any developments with your application. For this reason, we ask that you let us know right away if you’ve decided to go with a different property so we can continue to market our properties as needed.

Q: What happens if I get accepted? How long do I have to sign the lease?

A: Once you've been accepted, we'll email you right away with a copy of the lease and various addenda for you to review. We will ask you to sign and return all the lease documents in 24 hours so we can take the property off the market and update any other interested parties with the status of their applications. We'll be available to answer any questions you have about the lease during that time. Be prepared to swing by our offices (located right by the Petworth metro station at 3634 Georgia Ave NW, Unit #3) with a check for the full security deposit.

Q: Is it possible for me to pay my deposit with a credit or debit card?

A: Nest has an online payment system to debit your checking account for your monthly rent. Unfortunately, we need to have a check for your deposit dropped off in person or mailed to us in order to finalize your lease agreement.

Q: I just saw one of your properties and am ready to apply but not everyone in my group has gotten to see the property. Can we apply anyways?

A: We strongly encourage everyone in your group to see the property before applying. If someone is unable to join you for the showing, we recommend having them look at all of the pictures of the property on our website. It will give them a great sense of the space and layout. Once an application has been accepted, you only have 24 hours to sign and return a lease and unfortunately, we are usually unable to accommodate additional showings in that window.
